Serviced apartment or a one-year lease? A Doha comparison for new arrivals

The short answer: a one-year lease looks cheaper on paper, but its real cost starts before you move in: deposit, agency commission, furnishing an empty flat, a utility account in your name and a separate internet contract. A serviced apartment is one monthly figure that already covers electricity, water, Wi-Fi, housekeeping and parking. The practical rule: under six months the serviced apartment usually wins. Past a year, with your own furniture and a settled job, the lease starts to win.

The difference is not the rent, it is everything around it

Every new arrival in Doha asks the same question in the first week: do I sign a one-year lease, or do I stay in a serviced apartment? The comparison usually goes wrong at the first step, because people put the rent of an empty flat next to the monthly rate of a furnished suite. The empty flat includes almost nothing. The suite includes almost everything you need from the first night.

The real difference sits in the lines you only see after signing: a deposit held for the whole year, the agency commission, furnishing a flat from scratch, opening and securing a utility account, installing internet on its own contract, maintenance that becomes your problem, and a penalty clause if you have to leave early.

What a one-year lease actually costs

Before you compare anything, write these lines down and put the real figure from your own offer next to each, because every building is different:

  • The monthly rent itself, multiplied by twelve, because you are committed to the full term.
  • The refundable deposit, paid up front and held until you hand the flat back.
  • Agency commission, if the offer came through a broker.
  • Furnishing: bedroom, living room, dining table, fridge, washing machine, air conditioning, curtains, kitchenware. This is usually the largest line and it lands in your first month.
  • Electricity and water: an account in your name with a deposit to open it, then monthly bills that climb in summer because the air conditioning runs most of the day.
  • Internet: installation and a separate contract, often with a minimum term.
  • Maintenance and cleaning: a fault is yours or the landlord's depending on the contract, and the cleaning is yours either way.
  • Leaving early: if the job changes or you move city, the penalty clause becomes part of the maths.

Add those lines across twelve months, then divide by the number of months you will actually stay. That is where the gap appears: stay four months and you are spreading a full year of cost over four.

What a serviced apartment rate covers here

When the lease is the cheaper answer

A serviced apartment is not the right answer in every case. The lease wins when three things are true at once: you are staying more than a year, you already own furniture or have a budget set aside for it, and your job and family are settled in the same city. Then the furnishing spreads over years instead of months and the monthly cost drops below ours.

If you are in your first six months, waiting for your family to arrive, or on a fixed-term project, the suite saves you the entire furnishing bill and leaves you free to go without a penalty. Work it out in four steps

  1. Fix your real length of stay, not the length the contract asks for.
  2. Add the full year of cost: rent, deposit, commission, furnishing, utilities, internet.
  3. Divide by your real length of stay to get a true monthly figure.
  4. Compare it with the suite rate after the discount for your length, and take the lower number.

Frequently asked questions

Can I start with one month and decide later?

Yes. You start monthly and extend, and if you decide to stay longer you move on to the longer-stay discount. There is no twelve-month commitment on day one.

Do the rates really include electricity and water?

Yes. Electricity, water, air conditioning and Wi-Fi are inside the monthly agreement. The one line outside the rate is breakfast if you want it, at about QAR 40 per person.

What do the monthly and yearly contracts require?

A passport or Qatar ID at check-in, a deposit set by the length of the term, and a documented unit inspection that you approve before signing. One and two year agreements carry a written early-termination clause.

I have a family with children, is one unit enough?

Every suite has a separate bedroom, a living room, a kitchen and two bathrooms, and takes four guests. A cot is free, an extra bed is QAR 50 to 100 per night, and children up to two stay free.
